Property renovation often involves several scopes that cannot be planned separately. Changing a villa layout may affect structural work, ceilings, lighting, air-conditioning, plumbing and joinery. A new swimming pool can affect terrace levels, drainage, landscaping and outdoor lighting.

Before work reaches the site, the property must be understood, planned and coordinated. At Arta’s Business Bay office, the team reviews layouts, drawings, materials, technical requirements and construction details.
Early office work establishes how the layout, building services, joinery, exterior works, swimming pool and landscape will connect. Drawings are then checked against site conditions and developed into information that can be used by the project team.

Project Process
From Initial Brief to Completed Property
The detailed sequence changes according to the property, approvals and agreed scope, but Arta organises projects through the following main stages.
1. Initial Project Review
The first discussion covers the property location, current condition, available drawings, required changes, approximate budget and intended timing.
2. Property Assessment
The team examines the layout, finishes, building services, structural conditions, access and external levels, including previous modifications where relevant.
3. Design and Technical Development
Layouts, materials, lighting, kitchens, bathrooms, joinery, exterior elements, pools and landscape requirements are developed according to the agreed scope.
4. Drawings and Submissions
Architectural, engineering and construction information is coordinated. Consultant, developer, community and authority requirements are identified where applicable.
5. Material and Detail Confirmation
Finishes, fixtures, equipment, joinery details and principal construction decisions are confirmed in time for procurement and installation.
6. Site Execution
Construction is organised into connected stages, including demolition, preparation, civil work, MEP services, finishes, joinery, external work, pools and landscaping.
7. Inspection and Handover
Completed work is reviewed, outstanding items are recorded and required corrections are addressed before final handover.
8. 24-Month Defects Liability Period
Following handover, Arta provides an extended 24-month Defects Liability Period, covering qualifying defects within Arta’s contracted scope in accordance with the agreed project contract.
