24 Months Defects Liability Period

House Exterior Renovation for Villas and Private Homes

A house exterior renovation should begin with the condition and configuration of the existing property. Arta reviews the front and rear elevations, entrance, roofline, glazing, wall surfaces, terrace and external levels, driveway, boundary areas, pool connection, landscape edges and previous alterations before defining what should remain and what requires modification.

For an exterior home renovation in Dubai, the review should also consider sun exposure, privacy, shaded outdoor use, exterior material condition, waterproofing interfaces, paving and drainage junctions, pool and terrace levels, existing openings and site access. Depending on the community and proposed work, facade changes, new openings, extensions, swimming-pool works or permanent exterior structures may also require developer, community or authority submissions.

What an Exterior Remodel Can Include

Exterior home remodeling can range from a focused facade upgrade to a wider exterior renovation involving the entrance, glazing, driveway, terraces, swimming pool surroundings, landscape, lighting, and related site work. The appropriate scope depends on the existing condition of the villa, the architectural changes required, and how the exterior areas connect with one another.

Facade and Wall Work

Exterior work can include wall repairs, plaster and paint systems, stone or porcelain cladding, architectural frames, screens, balcony details, and selected changes to facade proportions.

Entrance and Arrival

Main doors, canopies, entrance structures, steps, pathways, driveway edges, planting, and lighting can be coordinated to create a clearer arrival from the street and driveway.

Windows and Exterior Openings

The renovation can include window and door replacements, larger glazing where technically suitable, balcony glazing, privacy screens, trims, and related alterations to the facade openings.

Driveway, Boundary and Landscape

Driveways, gates, boundary walls, pathways, garden borders, and planting can be coordinated with the renovated architecture. For a wider garden and outdoor scope, see our landscape renovation in Dubaiservice.

Terrace and Swimming Pool Area

Terraces, pool decks, pergolas, seating zones, and pool surroundings can be coordinated with facade levels and outdoor circulation. Where the swimming pool itself also requires renovation, see our swimming pool renovation services.

Exterior Lighting and Site Work

Entrance lighting, wall lights, step details, pathways, and landscape lighting can be planned together with construction drawings, exterior details, material installation, and the related site work.

Exterior Design Before Renovation Work Begins

Before site work starts, an exterior home redesign can establish the new facade direction, entrance treatment, glazing changes, material palette, exterior lighting and relationship with the pool, terrace and landscape. This stage also helps identify which parts of the existing exterior can remain and which changes need drawings, technical coordination or approval.

This page focuses on the renovation and physical modification of an existing house. For facade concept development, exterior composition, 3D visualization and wider design planning, see our House Exterior Design in Dubai service.

House Exterior Renovation Before and After

An older villa does not always need the same level of exterior intervention. A focused home exterior makeover may retain the existing architectural form, openings and outdoor relationships, while a deeper renovation can require larger architectural changes.

The completed projects below show both approaches, from repairs, new finishes, paving and lighting to modern exterior renovation involving new openings, extensions, entrance changes and substantial facade remodeling.

Result: The recognizable villa proportions were retained while the renewed facade, terrace, lighting, and swimming pool became a coordinated outdoor setting.

Facade Renovation: Repairs Before New Finishes

A new facade finish should follow the condition of the existing exterior rather than hide unresolved problems. Before final finishes are completed, Arta reviews wall and render condition, waterproofing interfaces, signs of movement, existing openings, terrace thresholds, paving and drainage connections, and areas affected by previous alterations.

Where these conditions remain suitable, the renovation can focus mainly on repairs and new finishes. Where waterproofing, damaged surfaces, openings, exterior levels or structural elements require correction, that work should be defined before the final facade system is completed.

House Exterior Renovation Cost in Dubai

The cost of an exterior home remodel depends less on the villa size alone and more on the condition of the existing property and the depth of the changes required. Two villas with a similar facade area can have very different budgets if one mainly needs surface renewal while the other requires waterproofing repairs, new openings, structural alterations, or changes to the surrounding outdoor areas.

Existing-Condition Work

Before new exterior finishes are applied, damaged render, previous repairs, waterproofing issues, cracks, unsuitable substrates, terrace junctions, and other existing conditions may need corrective work. The amount of preparation required can have a significant effect on the renovation cost, even when the visible facade changes are relatively limited.

Architectural Modifications

Changes to the architecture usually have a greater effect on cost than finish replacement alone. New or enlarged windows, entrance reconstruction, balcony modifications, extensions, roofline changes, structural openings, and substantial facade alterations can require additional drawings, engineering, demolition, construction work, glazing, and approvals.

Connected Exterior Areas

The overall budget also changes when the renovation extends beyond the facade. Swimming-pool surrounds, terraces, pergolas, driveways, boundary walls, gates, exterior lighting, drainage, paving, and landscaping often meet the house at shared levels and construction junctions. Coordinating these areas as one scope can prevent later changes to newly completed exterior work.

Because these three factors vary from property to property, Arta does not base exterior renovation quotations on a single generic rate. We can review the villa location, current photographs, available drawings, existing condition, and proposed changes to define the required scope before preparing a quotation.

Our House Exterior Renovation Process

A clear process helps the project move from idea to execution with fewer mistakes. We organize the work around the existing house, the desired appearance, the technical scope, and the site conditions.

1. Property Assessment

Existing conditions, drawings and proposed changes are reviewed to establish what can remain and what requires repair or modification.

2. Design and Technical Development

The agreed exterior direction is checked against the existing property and developed into workable architectural and technical decisions.

3. Scope, Drawings and Submissions

Construction information, material scope and any required developer or authority submissions are prepared before site work.

4. Construction and Handover

Approved exterior works are carried out, inspected and corrected before handover.

5. 24-Month Defects Liability Period

After handover, Arta provides an extended 24-month Defects Liability Period covering qualifying defects within our contracted exterior renovation scope. Applicable responsibilities are defined in the project contract and handover documentation.

House Exterior Renovation FAQ

Can windows and exterior openings be changed during a villa renovation?

They may be changed where the existing structure and technical conditions allow. Larger glazing formed an important part of several Arta Palm Jumeirah exterior renovations. Changes to openings and facade composition should be reviewed technically and may require approvals depending on the property and community.

Do exterior changes require developer or community approval in Dubai?

Requirements depend on the location and proposed scope. Structural work, extensions, facade modifications, new openings, swimming-pool works and permanent exterior structures may require developer, community, consultant or authority submissions. The applicable requirements should be identified before construction begins.

Should the facade, pool terrace and landscaping be renovated together?

They should be coordinated when they meet within the same exterior area. Terrace levels, drainage, paving, pool edges, thresholds, lighting and planting can affect one another. Planning these interfaces together helps avoid incompatible levels, materials or construction details.

Is Arta’s exterior renovation work covered after handover?

Yes. Arta provides a 24-month Defects Liability Period after handover, covering qualifying defects within our contracted exterior renovation scope. The applicable responsibilities and exclusions are defined in the project contract and handover documentation.

What information should I send for an exterior renovation quotation?

Send the villa location, current exterior photographs or a short video, available floor plans or drawings, and a description of the changes you are considering. Information about the desired scope, budget direction and intended timing can also help Arta assess the project before a detailed quotation is prepared.

Can I visit one of your projects in progress?

Yes. You can request a visit to a current Arta project in Dubai to see Arta’s work during construction before deciding whether to appoint us for your own project. Request a project visit.
